How is the building maintained?

Professional staff maintains the aspects of the building that you would expect from any well-kept apartment complex – mowing, snow removal, servicing mechanical equipment, plumbing repairs, etc.

Residents are expected to clean up after themselves in the common areas, such as the community garden, the craft room, the laundry room, and of course, the common kitchens.

 

How do the apartments differ from one another?

The Hogan contains a mix of 23 Studio apartments and 13 One-bedroom apartments. Studios range from 367 to 438 square feet. One-bedrooms Units range in size from 395 to 458 square feet. Floorplans differ slightly among the units due to the geometry of the building layout. Amenities, kitchenettes, and finishes are similar throughout all units.

While all units will have abundant natural light, the units facing south and east generally have more open views. The second and third floor units facing north and west also have superb mountain views.

The bathrooms in most of the units have a zero-entry tiled shower while some have a traditional acrylic tub/shower combination.

Is Parking available for Private Vehicles?

Residents have multiple options for parking their vehicle.

The Hogan owns a limited number of covered parking space on the north side of the building along the alley, and intends to lease these spaces out to residents for an additional fee.

First Presbyterian Church owns the parking lot to the east of The Hogan and are leasing a limited number to residents of The Hogan for a monthly fee.

Unlimited free on-street parking along 6th or Hazel Streets.

Will there be any staff on site?

The Hogan is truly independent living, and as such there are no staff on site to assist residents with daily activities. Should residents desire or require personal assistance of any type (from house cleaning to physical therapy to personal health care services) they are welcome to arrange such care from an outside agency.

Maintenance staff are on call 24/7 to deal with any problems associated with physical needs of the building.

What is the Pet Policy?

Small, well-behaved pets are welcome in floors B, 1, and 2. Pet fees apply.

 

How do Cooking and Meals Work?

There are various options for residents to prepare meals.

Residents may prepare meals in the kitchenettes in their apartments. Facilities include sink, refrigerator, cabinets, and plenty of counter space. While they do not include a built-in oven or cook top, residents are welcome to use a microwave, hotplate, toaster oven, crockpot, or similar plug-in appliance for their own use.

The Hogan is designed to make it easy for food preparation and eating to be shared activities. Three common kitchens are located throughout the building to encourage residents to use anytime. Similar to the kitchen you would find in most any modern residential home, they are designed for at least two groups to operate simultaneously without interference. Residents are welcome to use these spaces individually and are encouraged to share meals with others. 

Located just a two-minute walk away, the Missoula Senior Center offers daily lunches for as low as $5 per meal. Likewise, Meals on Wheels offers low-cost daily meal delivery to all Missoula residents.

We anticipate many residents will choose some combination of these options. Perhaps they will cook breakfast alone in their apartment, but regularly share dinner with friends in a common kitchen. Or perhaps they may choose to cook a casserole dish in the common kitchen a few times a week, and store it in their apartments and warm it up as leftovers for daily meals.

What is the age restriction to live at The Hogan?

The Hogan is restricted to residents ages 55 and over. For couples, only one partner needs to be over 55. For a parent living with a child, the child must be over 18 years old.

 

Does The Hogan accept subsidies such as Section 8 rent vouchers?

Yes, for qualified residents. Potential tenants must first qualify for Section 8 Housing through the Missoula housing Authority. If approved, tenants pay a portion of the rent and the Missoula Housing Authority would enter into a contract with The Hogan to pay the balance of rent on behalf of the tenant

Also of note is the elderly tax credit offered by The Montana Department of Revenue up to $1,000 annually. To qualify, renters must:

  • Be 62 or older on December 31,

  • Have lived in Montana for at least nine months,

  • Have rented, owned, or leased a home in Montana for six months, and

  • Have a household income under $45,000

Montana homeowners or renters age 62 or older may qualify for this program even if you do not have to file an income tax return. The Hogan does not administer this tax credit - contact Montana Department of revenue for more information.
